The Housing Authority of the City of Wrightsville is seeking a Maintenance Supervisor to lead and manage our maintenance operations. This position reports directly to the Executive Director and plays a key role in ensuring the upkeep and modernization of our properties.

Key Responsibilities:

  • Supervise and schedule maintenance staff for work orders, routine and preventive maintenance, and vacancy preparation.
  • Completion of daily work orders and unit turnovers.
  • Oversee modernization projects and ensure compliance with HUD standards.
  • Conduct inspections of units, grounds, and facilities.
  • Manage inventory, procurement, and vendor relations.
  • Train staff in safety procedures and regulatory compliance.
  • Respond to emergency maintenance issues promptly (Will be required to be on call every other weekend for emergencies only)

Qualifications:

  • High School diploma or GED required; college education preferred.
  • Minimum two years of maintenance-related experience with knowledge of carpentry, plumbing, electrical, HVAC, and grounds maintenance.
  • Valid Georgia driver’s license and ability to pass background and drug screening.
  • Certifications in HVAC, Plumbing, or Electrical are highly desirable.

The Greensboro Housing Authority (GHA) of Greensboro, Georgia seeks qualified applicants for the position of Occupancy Specialist.

Major Duties:

  • Responsible for day-to-day administration of occupancy functions for the housing authority, including admissions, collections, evictions, rent calculations/redeterminations, housekeeping (indoor and outdoor) inspections and tenant interviews/examinations;
  • Responds to inquiries from residents, applicants and the general public regarding GHA’s services, facilities and availability;
  • Completes detailed and technical reports on GHA’s occupancy- related functions as required by HUD and other regulatory agencies;
  • Maintains detailed occupancy files for HUD reporting and recordkeeping requirements;
  • Represents GHA, in coordination with the Office Assistant, as its court representative at eviction and trespassing proceedings;
  • Coordinates with local service agencies as needed to provide residents and others who contact GHA with additional sources of assistance
  • Provides input in developing strategies to ensure that GHA properties provide attractive housing options while delivering necessary services within established budget parameters;
  • Receives inquiries and complaints in person, by telephone and by mail and responds in accordance with established policy;
  • Establishes, maintains and updates files, databases, records and other documents;
  • Performs routine data analysis and calculations and processed data for recurring internal reports;
  • Assists Maintenance Supervisor/ Office Assistant with work order processing, inventory functions and other accounting functions as needed, Takes, assigns and closes out work orders in coordination with maintenance staff; updates inventory system as work orders are processed;

Minimum Qualifications:

Bachelor’s degree in related field from an accredited institution or an Associate’s Degree and at least two (2) years of administrative work experience, Strong preference for candidates with public housing, property management, or housing choice voucher program experience; Rent Calculation Certification, Knowledge of Fair Housing Practices, Occupancy Specialist Certification and EIV Certification (all required within six (6) months of hire); Public Housing Manager Certification preferred; valid State of Georgia Driver’s License; equivalent combination of education and experience.

This is a full-time entry level position with a work week of 40 hours per week. The successful candidate is eligible for all benefits afforded to full-time employees including health, vision, dental insurance and generous leave package. Salary based on experience and credentials.

The Executive Director for the Washington Housing Authority oversees all agency operations, ensuring the safekeeping of property and records, and acts as the main point of contact with the Board of Commissioners (BOC), HUD, and local and state partners. Job Posting: Maintenance Supervisor

The Housing Authority of the City of Greensboro is seeking a skilled Maintenance Supervisor to oversee and perform a variety of building and equipment maintenance tasks across our housing developments. This role includes HVAC system operation and repair, apartment turnover preparation, general repairs, and emergency maintenance coverage.

Starting Salary: $50,000 annually

  • Operate and maintain HVAC systems and mechanical equipment.
  • Inspect and prepare apartments for new occupancy.

  • Assist with fire safety inspections and recordkeeping.
  • Supervise 1–2 Maintenance Technicians and provide guidance and support.

Housing Authority of the City of Eatonton, Georgia

The Housing Authority of the City of Eatonton, Georgia is currently seeking an Executive Directory.  This Authority currently operates two properties with partnership with Bear Developers.   These properties are:

  1. LMH is a 114-unit property that was originally Public Housing. A RAD conversion occurred in 2014 and then redevelopment as a LIHTC property in 2017. 
  2.  Hillside Apartments is a 50-unit Senior property which was originally Section 8 New Construction.  It is currently under reconstruction with tax credits.   

Both properties have current HAP contracts.   Annual Total Budget of approximately $1.4 million and a staff of five employees.  The Authority has historically been a high performer and currently rates well on Management Reviews.  LMH recently received a 100 score on NSPIRE inspection

This individual must be able to analyze and resolve complex issues; manage multiple projects, prioritize multiple tasks and demands; investigate and analyze complex and sensitive issues; and effectively communicate verbal and written instructions.
